Mortage Process [message #386679] Do, 11 Mai 2006 08:41
TARUN
Hello All

I am Working in Sofware Compant as Software Engineer.
Right now I am Working on Mortgage System.

I am Unable to understand the Domain Terminology
like

Let say if i got the green signal from the Mortgage Company
to get the the Loan of $20,00000 with intrest rate 9.28% and 2 points
under the loan program called 30 year Fixed.

Here i need to ask:-

Q1 I read alot in net but i am not able to understand the the concept
of
Point. I feel that Points are nothing but a brokage of the broker ? if
this is brokage
then why it varies according to the Intrest rate.I mean If we opt the
Loan program of
high Intrest Rate then we got less Point and vise-versa . Why ???

Q2 What calculation are Perform to get the Pricing List and what that
list stands for?

With regards
Tarun Sinha

How does that help for a UK group? Besides which, your questions are all
US-based and irrelevant for the UK.

No wonder companies can't sort out their IT if they employ people who dont
have a clue and who appear to be creating a system based on what they glean
off the net. Don't they do 'specifications' in your IT department? Do they
just want a certain amount of code, not too worried what it does?

I'm guessing you are doing your homework, not working. Otherwise, God help
the poor bastards who ever get their mortgage payments based on your app.

I would love to see the comments in your coding. It's not that we will
not answer your question - it is just written in such a way as to make
it impossible to answer and posted to a UK group where the relevance is
zero.

Go and annoy someone in the US - or are they asleep as the moment?

Are you a paying customer that you demand the answer? Why wouldn't you use
a spelling checker?

His messages are way beyond the help of a spell checker! I reckon he is
doing his coursework, can't imagine any company that would use such an
incompetent in language and no knowledge of what he is meant to be creating,
and without a spec, can you?

I was humorously digging at Mr Tumbleweed, who it appears is in software
development after all.

If it helps you at all, a 'percentage point' is often used to refer to
0.01%. However a 'point' can also be used to refer to the smallest unit used
in a system.

In your first message you said:

"I am Working in Sofware Compant as Software Engineer.
Right now I am Working on Mortgage System."

Unless you lied, that means you are in software development.

We were offered some 'cheap' Indian software development resource a couple
of months back. I was quite surprised that the British based contact wanted
to charge approx 35k per man per annum.... Someone's getting rich and I bet
it's not the programmers....

The only real benefit being we would receive all the source code up front
and have the option to refuse payment if not entirely satisfied...

One Point represent one percent and likewise 2 points means 2 percent
pf loan amount. Generally points are chargede from borrowers by
lenders/brokers .
2.Points are sometimes collected from borrowers and these are sometimes
used to buy down the interest rate also.
