HELLO
i live in mexico and would like to get a second mortgage against my
peak district cottage.
i would like to know what this will demand of me and if it is at all
possible, considering i have no perminant income in the uk but the rent
on the cottage.

A true Buy To Let (BTL) mortgage is assessed against only the rental
income. Whether they are available as second mortgages I know not; you
might need to remortgage with one lender.
I've no idea whether there are residency requirements, no doubt
someone else will !
