What do you need it to do? I use RealTools (www.nichesw.com) which has cash
flow analysis and property management. Got it from ebay for $69.

Check out software reviews at www.reidepot.com, maybe find what you are
looking for there. They have reviews of 100's of programs all broken into
categories.
