Affect of floor joist repairs on resale value

Curious for anyone's opinion on this matter. A property I am
evaluating for rehab and resale will need one or two floor joists
repaired (sistered)due to water damage from a leaking bathtub. The
repaired joists will be visible from the unfinished basement and will
be noticed by a home inspector when I am ready to re-sell the home.
Assuming the repair was done correctly, should I expect this to be a
major detraction from the value of the house and might it scare the
average homebuyer? Is this a "common" repair item? It wouldn't bother
me - but I'm biased. The home is 67 years old and in a very affluent
and desirable neighborhood.

It is inconceivable that water damage sufficient to damage the joists would
leave the sub-flooring unscathed.

You are correct. The sub-floor is destroyed and will be replaced. I
am trying to gauge the commonality and acceptability of joist repair in
an older home. From what I've learned elsewhere it's not a big deal if
it is done correctly. I just thought I'd see what folks in this forum
had to say.

If by "sistered" you mean a new joist alongside a water-damaged joist, be
aware that any rot (fungal degradation) in the old joists will infect the
new joist; best to removed any rotten sections (ideally the whole joist, but
not necessary), patch the removed sections, then apply the new joists
alongside the patched on BOTH sides, using glue *and* nails.

Excellent idea that I had not considered. As it is impractical to
replace the entire joist I will have to patch them.
