Need recommendations of good home warranty companies

We have a 8 yr old home in the sf bay area, california.

Bought it brand new at the time( 8 years ago)

Need recommendations of good home warranty companies- covering
appliance repair, plumbing etc.

I have heard of scams and horror stories. Some have said that it is
not worth the money.

Any suggestions, pointers, happy stories, sad stories .
What to ask ? look for ?

IMHO after half a century of home ownerships, one is far better off to open
a bank account (or better, move that account into CDs when enough funds
accumulate) for that specific purpose, and make disciplined monthly deposits
into it.

Better results have been achieved that way than by giving ones money to some
"warranty" company that is reluctant to part with it when you really need it
for appliance replacement, plumbing or roofing repairs and the like.

Not to be confused with "Homeowner's Insurance" though.
