Question

we "bought" a town house in peekskill over a month ago. But the seller
would not sign the contract because he was in hospital and all that .
We send him our signed contract along with downpayment check (10%) a
month back where closing was on oct 6th. He signed the contract last
week but changed the date to oct 30.
We have already given notice to our apartment rental office that we
will leave on oct 6.
My question is can he simply change the date on the contract? Can I
back out of the deal without loosing my down payment?
The guy doesn't return phone calls and keeps delaying the things.
Is there anything I can do?

Didnt you use an attorney? I know that most attorneys put a clause in the contract that states that
every day the seller stays in the house after the closing date, they must pay YOU rent ($200/day or
so) til they leave.
