Capable 1031 Exchange Accomodator in Austin

Do you know of a 1031 exchange intermediary in Austin, Texas? Someone who is
bonded, and gets back to you ASAP.

I haven't heard a peep out of my current accomodator, and it is 1 week to
closing.

If I do not get a new accomodator, I am either going to lose a lot in
capital gains taxes, or have to cancel the sale.

I seem to have landed with an incompetent local branch of a 1031
franchise/chain.

I need to get out pronto.

Let me know your Austin, or even Texas, 1031 recommmendations.

Okay, you made me curious enough to google. Evidently this is a
scam like a pigeon drop (aka Nigerian) scam. You convince the
mark that there is money to be made by exploiting a loophole in
federal tax law. The provision is supposed to make it possible
for people to trade legitimate businesses even-steven without
having to pay a bunch of taxes to do so. However, the mark is
convinced that this provision can be used to make money without
the necessity of actually having a viable business. Like all
pigeon drop (aka Nigerian) scams, it preys upon the mark's
desire to make a bunch of money without actually working for it.
All the mark has to do is put up some money to set the scheme in
motion. The result of that is easily predictable.

1031 refers to an IRS code section.

Can some one who has actually done this, preferably in Austin, post.
