full-of-shit blowhards forget to tell you one thing: the lenders have
the final say IN ALL REAL ESTATE TRANSACTIONS.

unless you are paying cash, the tranaction is subject to the entity
cutting the check. don't ever forget that. if the house is listed over
the appraised value, your shit out of luck, no loan for you. if the
seller won't allow an inspection, too fucking bad, no loan for you. if
you think you can pull cash out on a purchase, you can believe in the
easter bunny too. if you think you can go by an appraised value in the
first year, guess again.
