I was just wondering...

Say you buy a piece of land and want to mine it. You
contract out the operations side of the business.

What kind of structure is that, what is it called, and
are there any references to that kind of structure?

Just to recap, you own the land and the minerals. However,
you do not handle the operational side (mining, marketing,
real estate management, sales, etc.). You contract all
those out.

What is a company like that called?

You could lease the mineral rights and receive a Royality Contract so
that you are paid a percentage
of the value of the mineral rights as the minerals are extracted.
Sometimes you get an Output Contract whereby the company that extracts
the minerals agrees to buy the total output extracted from the land at
a fixed or a formula price.

You would need an experienced mining lawyer and a good tax accountant
to help you set up an entity (LLC, etc) and structure the deal.
