For the high Cap Rate being quoted, spamming may help since an
unsophositicated investor is needed, otherwise who will buy it!!!

Looks like he is targeting US buyers. Otherwise, he would have made it
$540,000 USD or $624,900 CDN.

well I saw the place , it is having trouble passing the environmental,
leaky oil tanks, $$ to clean up.
