Total newbie alert...
I see quite a few lots for sale in Livingston, TX on various websites
and was wondering if anybody had an opinion about the place?
On another note, I am testing the waters as far as purchasing lots in
the US. Any advice in general about researching lots for sale
including experiences good and bad with online sites will be of immense
help.

You forgot to mention your extensive experience in utilities. I assume
you are going to be saying that these are great home sites. Is the
water going to be city hook up or well water? Did you have an engineer
come out and determine if a well would meet all codes? Same with
sewage. City hookup or septic? Are you sure the site could be
permitted for a septic system? Oh, ya, throw in electricity, gas,
telephone and cable TV. Any of these things could blow up and your
buyer will be heaping mad about your supposed "home site".
On the other hand, if you have great experience with these things, then
you can avoid the disasters and line up everthing for the winners! Buy
a few beers for some old geezers who have developed raw land and listen
carefully to the horror stories.
Of course, utilities are just a part of develpment.

Thanks speed. Those are certainly some good points. Like I said I'm a
total newbie trying to figure out if any of these land sales online are
what they say they are. I'm not always certain they are on the
up-and-up. I guess I will stick with REITS for now :-)
