Section 8

I am trying to rent out my condo in chicagoland area to a section 8
tenant. Can you advise me of the pro's and cons of doing so and I am
specifically wondering what obligations/problems there may be for a
landlord who accepts Section 8 tenant. Anyone with previous
experiences please add your comments.

You must really hate your neighbors if you are thinking of renting to
section 8 tenants.

The reputation is that Section 8 renters are far more likely
to trash the place or leave you sitting with a meth lab to
clean up. Anyone know if that is reality, or just an old
stereotype that refuses to die?

Section 8 tenants can be a belssing and they can be trouble. When I ask
landlords why they like Section 8 tenants, they say that they since they get
money from the government, they are typically tenants that pay their rent
and they usually stay for a while again because of the public assistance and
thus there is less wear and tear. When I ask landlords who do not like
Section 8, they say that bring all kind of problems. So, over the years, I
say to landlords you need to do your tenant screening and background checks
with Section 8 just like you do with any tenant and you make a business
decision after you get the results.

I had a sweet little old lady on S8 who lived in one of my units for
over 7 years until she died.

My friend invests in nothing but lower income housing and only rents to
S8.

One thing about it, If the tenant does damage to a unit, they can be
kicked out of the program.

So if you're doing Section 8 go for the older folks. Makes sense.

To me this suggests that Section 8 pushes up the bottom in a
low income neighborhood and pushes down the top in a high
income neighborhood. Great idea in the poorer section of town
because it will tend to improve such an area; terrible idea in a
complex advertized as the best luxury apartments in town.

My small experiences with Section 8 do tend to run with that
trend. Some poor in-laws have improved poor neighborhoods
some and they have to not trash their places to be able to stay
in the program. But when we moved to Chicago a few years ago
we rented for the first year in a complex of luxury apartments.
When they started taking Section 8 it got louder and the parking
started being a problem. And sure enough their previous luxury
clientel including my family started moving out in droves.
