THE OAKS , 1st offering for Preconstruction pricing on Townhomes and
single family homes on the water with direct ocean access from the
$400's. Unlike most, this Preconstruction opportunity only requires
10% down and only has 55 units. It is strategically located along the
Dania cut off canal in Dania Beach and is being built with an on site
marina/docks. This project won't last long. Prices will range from
the mid 400's to the $800,000's. The town homes are all 3 bedroom 2
and =BD bath luxury town homes starting at 1,950 square feet. There will
also be a limited selection of single family homes directly facing the
Dania cutoff canal. This is a rare deal in South Florida. There are not
many gated waterfront communities down here with this square footage at
these prices. Contact Preconstruction Networks @ 954-566-7400,

Yes, timing is important but price does matter. Therefore, it is not too
late. If the price is right, people will buy.

The question is if there is any demand in the current uncertain and
weaking market - and NOT the price.

BUYER BEWARE!

We sold homes in the eraly 80s with 17 & 18% percent interest rates. We
sold homes after major earthquakes and major hurricanes. In fact, after
Katrina, real estate sales were brisk in Baton Rouge and New Orleans. We
sold homes after the dot-com and SARS etc. In the case of Katrina, the
prices went up expecially in Baton Rouge. The buyer beware should always
apply regardless of the condition of the real estate market.
