Unfortunately there is a bit of an issue with the environmental. Oil
tank leaking into neighbour's property is a bit of a problem??

I was speaking to fred and he said this is not a problem, I think that
Transformer oil is bad from what I understand.

There is no oil tank in the property. You must made a mistake here.
