Actually even more. Land value is up 500K alone plus buildilng costs
are up 20% due to labour and material increases.

Actually even more. Land value alone is up over 500K and construction costs
are up 20% today for labour and materials.

Which tells me it's been on the market for a while, you can't
sell it, and it was overpriced to being with ( the seller has an extra
$ 500 K to give away, and let's assume you're not planning on taking a
loss on it ).
Also, on viewing the ( very nice ) website, I couldn't find a
single room without major design errors, from the extra posts that
make the living room seem small, to the small bedrooms, to the small
kitchen, to the bathroom with no shelves / counters / closets to keep
a few little things like soap, TP, etc, to the complete ASBSENCE of
any mention of CLOSETS ( what happened to all the closets ??? ) to the
tub in the Master that is not a jacuzzi, just a plain non-pumped,
non-reheated tub ( with all the problems of real world use associated
with that ), etc, etc.
So, how much are you asking for this thing, now that you've so
graciously dropped a half mill off your asking price ???

???? Of course there are closets. The master tub is far superior to a
jacuzzi. It's a $6500.00 air jetted tub with heated backrest and other
such novelties...I'm not sure where you get this plain tub thing.
I think what you are experiencing is "perspective" issues. The ceilings
in the living room are 14ft so this can throw off how large it looks.
The kitchen is not small, we've had 3 people cooking at the same time
with lots of room to spare.
Small bedrooms? Our room sizes are comparable with homes priced over $6
million.
Shelving etc etc...if you can afford this home you'll do you own
decorating to match your personal needs...I would.

The one in the Master Suite ?????
From looking at the pictures, and not seeing any jets where
there should be jets, nor controls where there should be controls, it
looks like a plain 'soaking tub' on the website, which is a useless
thing ( the tub, not your website ). Suggest you get some more
pictures and fix that.
For $ 6500, you are charging ( or paid ) WAYYYYY too much,
BTW. This I know because my 7 foot 'super stretch' Jacuzzi cost me a
LOT less than 1/2 of that. It was designed for a NBA 'superstar',
whcih I am not, but I like the length. Being of normal height, I can
stretch out fully horizontal and BARELY touch both ends at the same
time, if I point my toes really hard and stretch.
It fills at 96 degrees F, which is my setting, and after I'm
in it for 5 minutes, I like to bring it up to ~ 102 - 103 degrees.
This is important because at anything over 96 F, 'certain areas' of me
don't like to get submerged right away, but after a few minutes of
getting used to it, it feels only warm, not 'hot', so I bring it up
some.
This is why a plain 'soaking tub', with no re-circulation and
heater, is such a useless thing.

Those 2 support posts seemed to make it smaller, they break up
the space. The main beam looks like it should have been carried
across from the larger post to serve the structural function instead.

OK, camera angles can be deceiving. So, I have to take points
away from the website / photography ( both of which I thought were
nice ), if that's the case, because that's how it looked.

They looked small. Not the master, so much, but the ( lack of
) space between the edge of the bed towards the bathroom side, I think
I recall it was in the master, looked like a little pathway of ~ 2
feet or so.

If I could afford a home at that price, I assure you I would
not be discussing it in an Internet chatboard :-)
But in a bathroom, I expect it to come with a place for some
soap and some TP, and other items of that sort, regardless of price.
I expect to USE it as a bathroom, not merely have it photographed and
then sealed off.
No mirrors ? No place to set a brush, a comb, some
toothpaste, spare towels, soap, some common bathroom items such as
that ?
Only one ( small ) sink the master ? At THAT price ??????
And, AT THAT PRICE, 'shelves are the buyer's problem' ????
For basic things like the above ?????
What you have there, friend, is a designer's dream, not a
house for someone to live in. It is sleek, it is chic, it photographs
very well, it will impress people sitting around some foreign country
sipping $ 10 latte's while they look at the pictures, and it is
useless as a place to live.
In the case presented by your website, it's plain and obvious
that some designer's idea of 'what a nice sleek look this would be'
got in the way of the simple functionality of a bathroom.
You ended up with a very nice looking creation that
photographs well, that the owner will soon find inadequate.
On the other hand, I very much liked the stone treatment of
the shower ( although it too was too small ), I liked the creative use
of the stone, I even captured the photograph as a reminder to myself
to 'think outside the box'.

Try taking another $ 500 K or double that or so off the price,
maybe you'll find a buyer this year who just wants to LOOK at the
bathroom, and never needs to use it.
