Private real estate syndication groups

I know little about private real estate syndication investments. I was
recommended to explore this option as it is a great investment vehicle.
Can anyone, who knows this investment strategy, be able to provide me
with the advantages and disavantages of private syndication groups?

The syndication group recommended is League Assets, previously Pratten
Properties. As anyone invested with them? What can you say about
them?
