Yes. Set a price you think is realistic and accept nothing less for several
months. If it is too high, you will soon find out, and then you can lower
it. Many agents try to sell quickly in order to get their commission and
then move on to more sales. The agent would rather sell for 10,000 or 20,000
less to make it happen quickly, because the 6 percent of that amount in
commission that is lost is not worth fretting about, when compared to the
advantages of a quick sale.

Then again, price isn't always as important as 'Terms'.

What were the terms of the sale of those other homes? All Cash? Vendor
financing? etc...
